PRESS RELEASE HAMBORNER REIT AG continues its planned business development in the third quarter of 2025
BUSINESS FIGURES AS AT 30 SEPTEMBER 2025 Duisburg, 6 November 2025 – In a continuing challenging macroeconomic and industry-specific environment, HAMBORNER REIT AG was able to continue its operational business development as planned in the third quarter of the current year. Income from rents and leases amounted to €67.9 million in the period from January to September 2025, 2.8% lower than in the same period of the previous year. The decline is primarily attributable to recent property disposals. Influenced by lower rental income and the increased cost burdens projected in the full-year outlook, funds from operations decreased by 12.2% to €36.7 million compared with the same period of the previous year. FFO per share decreased accordingly to €0.45 (previous year: EUR 0.51). The company’s financial situation remains comfortable. The REIT equity ratio remained at a high level of 55.8% as at 30 September 2025. Following an increase during the year, as a result of the dividend payment in the second quarter, the loan-to-value ratio (EPRA LTV) declined to 43.3% as at 30 September 2025. PORTFOLIO DEVELOPMENT At the beginning of the second quarter of 2025, ownership of the two most recently sold properties – the retail property in Lübeck and the office property in Osnabrück – was transferred to the respective buyers. In consultation with the external appraiser, the company made fair value adjustments for a total of four office and retail properties as at 30 June 2025, which were primarily attributable to changes in the location and rental situation. In total, these adjustments resulted in a decline in fair value of €7.3 million or 0.5%. There were no changes to the property portfolio in the third quarter of the current financial year. The portfolio therefore continued to comprise 38 retail and 26 office properties. The fair value of the total portfolio remained unchanged at €1,406.3 million as at 30 September 2025. Net asset value (NAV) per share increased to €9.65 in the past quarter, down 1.4% compared to the end of 2024 (€9.79). OPERATING BUSINESS DEVELOPMENT At the operational level, the company also continued its steady business development and further intensified its leasing activities. In the first nine months of the financial year, contracts for rental space of around 25,000 m² (previous year: around 33,000 m²) were signed, with the vast majority of these being contract extensions with existing tenants within the office portfolio. The average remaining term of the rental agreements (WALT) declined slightly in the first nine months and amounted to 5.5 years as at 30 September 2025, with terms within the retail and office portfolios amounting to 6.7 and 4.0 years, respectively. The EPRA vacancy rate fell slightly in the third quarter to 3.4% (30 June 2025: 3.5%). OUTLOOK In light of the continued business development in line with plans, the company reaffirms its fundamental outlook for the remainder of the year as published in the 2024 annual report . Taking into account the forecast assumptions stated in the annual report, the company expects income from rents and leases in a range of €89.5 million to €90.5 million in the 2025 financial year, as well as funds from operations (FFO) in the range of €44.0 million to €46.0 million.
