&#147;<U>Company</U>&#148;) announced that it has completed its previously announced redemption of all of the Company&#146;s outstanding 6.625% Series F Cumulative Redeemable Preferred Shares at a redemption price of $25.299045 per share. The
redemption price was the sum of the $25.00 per share liquidation preference, plus $0.299045 per share, the amount equal to all accumulated and unpaid dividends up to, but not including, the redemption date. The aggregate redemption price of
approximately $126.5&nbsp;million was funded using the net proceeds of the offering of the Company&#146;s 5.750% Series G Cumulative Redeemable Preferred Shares. </P>

<P STYLE="margin-top:12pt; margin-bottom:0pt; font-size:10pt; font-family:Times New Roman">KANSAS CITY, MO, December&nbsp;21, 2017 &#150; EPR Properties (NYSE: EPR) (the &#147;Company&#148;) announced today that it completed the redemption of all of
its outstanding 6.625% Series F Cumulative Redeemable Preferred Shares at a redemption price of $25.299045 per share. The redemption price was the sum of the $25.00 per share liquidation preference, plus $0.299045 per share, the amount equal to all
accumulated and unpaid dividends up to, but not including, the redemption date. The aggregate redemption price of approximately $126.5&nbsp;million was funded using the net proceeds of the offering of the Company&#146;s 5.750% Series G Cumulative
