VIB Vermögen AG gains hirer for new real estate

Neuburg / Donau, December 9th 2005 – The southern German real estate holding
VIB Vermögen AG has hired out the industry real estate “Robert-Widmer-Str. 7”
in Neuburg / Donau, purchased as of September 30th 2005. New hirer is the
international logistics company “Scherm Logistik”, who will rent the real
estate for at least 5 years. Through this successful tenancy VIB Vermögen AG
will realise an above-average rental return of 8.5% for this object in the
future.
Originally, the recently acquired parcel had an area of about 23,270 sqm.
Right after the acquisition, about one quarter of this land was resold as
planned earlier. The real estate acquired in a compulsory auction was financed
mostly by debt capital as well as by the operating cash flow. Altogether the
hired out building area amounts to 3,335 sqm. CEO Ludwig Schlosser illustrates
the potential of the new object: “By new investments this real estate offers
the possibility to expand the hired out building area up to 10,000 sqm. As a
consequence the yield of the object can be further increased.”
Overall, VIB Vermögen AG now possesses 16 real estate objects with a rentable
area of more than 140,000 sqm. Considering this new investment, the management
expects an increase in revenues from 5.43m EUR in 2004 to at least 7.5m EUR
in the current year.
