Receipt of the protocol ofthe oral open tender for the sale of real estate.TheManagement Board of Korporacja Gospodarcza "Efekt" S.A. based in Krakow(hereinafter: the Company, the Issuer) announces that today it receivedthe protocol of the third public oral open tender conducted on June 7,2021 at the seat of the Wrocław City Hall, for the sale of undevelopedland owned by the municipality of Wrocław located, with a total area of22,871 m², located in Wrocław at Irysowa Street.Themethod of real estate development is specified in the local spatialdevelopment plan in the area of the City Center Ring Road and IrysowaStreet in Wrocław (Resolution No. XXXVIII / 910/13 of the Wrocław CityCouncil of February 14, 2013. The area is marked on the plan drawingwith the symbol 5U).Thepurpose of the property in the local spatial development plan is servicesAccordingto the opinion of the Roads and City Maintenance Board, the Issuer musttake into account the necessity to design and build a road system withthe 4KDL / 4 road from ul. Jana Nowak Jeziorański to ul. Paprotna in thetarget layout - road, pavement, drainage, lighting, MKT. Communicationservice may only take place from the 4KDL / 4 road.TheIssuer will make the necessary road infrastructure through its ownefforts and at its own expense. By operation of law, construction orreconstruction of a public road is the responsibility of the Issuer.Itis also up to the Issuer to perform, in consultation with the owners ofthe network, the necessary technical infrastructure necessary for thefacility to function.Onthe property there are remains of demolished farm buildings and concreteposts which are the remains of fences. The property is disordered. Thereis a water reservoir on the plot - a pond, a fragment of a ditch runs, apower line runs through a part of the plot. There is a local sewagedrain on the plot border.Inthe land register, the plots included in the real estate are classifiedas class 4 role, permanent pastures, wastelands, and residential areas.The issuer is required to obtain a decision to exclude land fromagricultural production.Thereare trees and shrubs on the property. In the event of a collision withgreenery, the possible removal of trees and shrubs may take place on theterms specified in the Nature Conservation Act (Journal of Laws of 2020,items 55, 471 and 1378).Asa result of the control calculation of the plot area, it was found thatthe plot area was 19m2 smaller than the area indicated in the land andbuilding register. The change will be disclosed in the land and mortgageregister kept for the property.TheIssuer's offer of the proposed real estate price in the tender in theamount of PLN 3,787,500 (say: three million seven hundred eighty seventhousand five hundred zlotys) was higher than the starting net price andwas accepted. Due tax on goods and services in the amount of PLN 871 125(eight hundred seventy one thousand one hundred twenty five zlotys) willbe added to the purchase price. The payment price was PLN 4,658,625gross (four million six hundred fifty-eight six hundred and twenty-fivezlotys). The paid bid bond in the amount of PLN 300,000 was creditedtowards the selling price.TheWrocław Commune will notify the Issuer about the place and date of thesale agreement conclusion no later than within 21 days from the date ofthe tender.Inthe event of the Issuer's failure to enter into the conclusion of theSale Agreement, i.e. failure to appear at the place and time or failureto pay the real estate price at the latest one day before the conclusionof the Agreement, the Mayor of Wrocław may withdraw from the conclusionof the Agreement, and the paid deposit will not be refunded.Thereal estate will be handed over within 14 days from the date of signingthe notarial agreement for the sale of the real estate. The activity ofresuming the boundaries will be performed by an authorized surveyor. Thebuyer takes over the property in its existing condition.
