Sermaye Piyasası Kurulu'nun III-48.1 sayılı Gayrimenkul Yatırım Ortaklıklarına İlişkin Esaslar Tebliği'nin "Gayrimenkul Değerleme Kuruluşunun Seçimi" başlıklı 35.maddesi gereği,

Şirket portföyünde değerleme yaptırılması gereken her bir varlık için değerleme hizmeti almak üzere;

1-Ankara İli, Yenimahalle İlçesi, İstasyon Mahallesi'ndeki 63865 ada 2 numaralı parsel üzerinde yer alan Merkez Ankara Projesi değer tespitine yönelik Başkent Taşınmaz Değerleme A.Ş.'nin

2- İstanbul İli, Beşiktaş İlçesi, Ortaköy Mahallesi 1799 Ada 1 Parsel'de bulunan Next Level İstanbul Projesi değer tespitine yönelik Başkent Taşınmaz Değerleme A.Ş.'nin

3- İstanbul Eyüpsultan İlçesi 244 Ada 1 Parsel ve 246 Ada 5 adresinde bulunan taşınmazların değer tespiti için Başkent Taşınmaz Değerleme A.Ş. 'nin seçilmesine;

4- Muğla Bodrum İlçesi Türkbükü Mahallesi, 328 Ada 5 ile Göl Mahallesi 261 Ada 1 Parsel adresinde bulunan taşınmazların değer tespiti için Başkent Taşınmaz Değerleme A.Ş.'nin seçilmesine;

portföye 01.01.2025-31.12.2025 hesap dönemi içerisinde alınabilecek ve değerleme gerektirecek varlıklar için değerleme hizmeti almak üzere Ada Taşınmaz Değerleme Danışmanlık A.Ş. ve Lal Gayrimenkul Değerleme ve Müşavirlik A.Ş.'den hizmet alınmasına,

karar verilmiştir.

In accordance with Article 35 titled "Selection of Real Estate Appraisal Institution" of the Communiqué on the Principles of Real Estate Investment Companies (III-48.1) issued by the Capital Markets Board,

For the valuation of each asset in the company's portfolio requiring appraisal services:

1. Başkent Taşınmaz Değerleme A.Ş. has been selected for the valuation of the Merkez Ankara Project located on parcel no. 2, block 63865, in İstasyon Mahallesi, Yenimahalle District, Ankara.

2. Başkent Taşınmaz Değerleme A.Ş. has been selected for the valuation of the Next Level Istanbul Project located on parcel no. 1, block 1799, in Ortaköy Mahallesi, Beşiktaş District, Istanbul.

3. Başkent Taşınmaz Değerleme A.Ş. has been selected for the valuation of the properties located at parcel no. 1, block 244, and parcel no. 5, block 246, in Eyüpsultan District, Istanbul.

4. Başkent Taşınmaz Değerleme A.Ş. has been selected for the valuation of the properties located at parcel no. 5, block 328, in Türkbükü Mahallesi, and parcel no. 1, block 261, in Göl Mahallesi, Bodrum District, Muğla.

Additionally, for assets that may be acquired in the portfolio requiring valuation services during the financial period of 01.01.2025 – 31.12.2025, services will be obtained from Ada Taşınmaz Değerleme Danışmanlık A.Ş. and Lal Gayrimenkul Değerleme ve Müşavirlik A.Ş.
