As a result of the valuation studies conducted for the real properties recorded in the Company's assets, according to the valuation reports dated 09.02.2026 and numbered 2026/OZ/1022-1 and 2026/OZ/1022-2 prepared by Rehber Gayrimenkul Değerleme Danışmanlık A.Ş., the total market value based on legal status of the properties located in Bursa Province (Nilüfer District) has been determined as TRY 4.380.918.000 (excluding VAT), and the total market value based on legal status of the property located in Uşak Province (Central District) has been determined as TRY 17.608.000 (excluding VAT).

The valuation reports are presented in the annex.
